When is the right time to sell ?

There’s no such thing as too early, as soon as you start thinking that this is something you might want to do… that’s the time to contact me, whether it’s a month in advance or two years in advance. Our initial conversation will give you more information if it’s even the right time for you to sell.

After that, then you can start thinking more seriously about how long it will take to get your home “show ready.” Much of the timing depends on the condition of the home and the needs of the client.

Is your house “show ready” ?

Preparing your house for showings can sometimes feel like the buildup to Thanksgiving dinner or a family Christmas party – there’s a lot of cleaning involved for the host. While cleaning is the most obvious step in preparing your house for showings, it’s only one of several things to do before inviting prospective buyers into your home.

The best way to identify the best improvements for minimum cost is to engage a Realtor who have worked with multiple buyers in different age groups and can help you identify what people are really paying attention too.

Listing your home on Multiple Listing Services (MLS)

Realtors compete with each other for your business, but at the same time cooperate to help you buy or sell property. That unique concept of cooperating while competing led to the creation of the MLS® by the real estate profession.

The MLS® is fundamentally a cooperative marketing system that helps the public buy and sell real estate. It’s a system for sharing information between Realtors on homes for sale.

“Through the MLS® system, the Realtor who represents a seller is inviting all other Realtors to offer that home for sale to their buyers. Sellers therefore have all the Realtors in their community seeking buyers for their homes. For buyers, it’s a one-stop shopping experience.”

To participate on the MLS®, Realtors must meet professional development requirements and adhere to a code of ethics and rules of cooperation.

Determine an appropriate sale price

Pricing your home correctly can be the single most important factor when you’re selling your house. You don’t want to overprice the property, because you’ll lose the freshness of the home’s appeal after the first two to three weeks of showings. Demand and interest wane after 21 days or so.

Pricing your home too high can be a mistake, but pricing your home too low—you’ll likely receive multiple offers over the asking price.

Arrange showings and open houses

Open houses can be an exciting event for buyers, especially those just beginning their homebuying journey. Attending open houses is a low-pressure way for buyers to walk through listings and see what they want and don’t want in a home. 

Buyers can sometimes gauge if a listing is desirable based on the open house. For example, if there is a lot of foot traffic and they see other attendees in quiet conversations with their agents, they can assume the listing sells quickly.

Most of the time, open houses are beneficial to prospective buyers. There are, however, some disadvantages. The setting of an open house may prevent buyers from feeling relaxed. With other buyers around, it is challenging to picture living in the home. Additionally, buyers may feel uncomfortable speaking freely about their thoughts while inside, ultimately hindering the buying process.
