When is the best time to contact a REALTOR®?

There’s no such thing as too early, below I have prepared several examples/scenario for you on when to contact your REALTOR®:

Scenario #1 – You are Selling and Buying at the same time

If you feel overwhelmed with the home preparation or selling process, and don’t know where to start or what is more important, as well as if you need to complete home renovations or updates its worth getting your realtor engaged at least 3 months in advance.

That would give you some flexibility on selling your house and accommodate the market changes. Right now at the end of the 2022 we experience a slower real estate market where it can take a good few weeks for the house to sell.

Scenario #2 – You feel like you are ready to sell in less than 2 months

If you are on top of the things, know the sale process and have started decluttering your home, 6-8 weeks in advance is a good time to get the realtor engaged. Considering you still have a few minor maintenance issues to resolve, as well as your Salesperson can help you with the Curb Appeal.

Scenario #3 – Rush Time

This is the scenario for a very quick market, you are in a rush, need to sell the house right away, it doesn’t need any repairs, some good cleaning and we are good to go. Your Salesperson would require a 1-4 weeks notice to get everything prepared and position your house for a good sale.

What if you need to sell right away? in as little as two weeks. It is possible, but the home’s listing price will almost always have to be clearly reduced to achieve that deadline.
